Typical house series P44. Series P44T Apartment layout p44

One of the most popular housing projects on the market of new buildings in the capital and in the Moscow region has become the P-44T series. Houses of this type were actively built both in new areas (Lyublino, Severnoe Butovo, Novokosino, Maryinsky Park), and in places where dilapidated housing stock was demolished in areas of old buildings (Medvedkovo, Lefortovo, Shchukino, Yuzhnoye Chertanovo, etc.). In total, about six hundred houses of this series were built in Moscow, and about two hundred in the Moscow region.

Houses P-44T compare favorably with the buildings of the basic version P-44 (built before 1999) by glazing loggias, the presence of half-bay windows and bay windows, improved thermal insulation of external panels and an improved water supply system, placement vent in the hall.

In general, houses in this series are considered a very successful engineering and architectural project, meet international standards for fire safety and capital construction (class 1), and therefore continue to be actively built at the present time. The structural strength of the houses is also evidenced by the fact that the developer indicates “100 years” as the estimated lifespan of the house. The combination of the relatively low cost of square meters and a fairly high level of comfort, as well as the high speed of construction of apartments in the P-44T series, is attractive.

Exterior decoration and design features of the series

The P-44T series of multi-section houses can be easily recognized by aesthetic finishing brick-like facades, which improves appearance concrete structure. Exterior decoration houses are usually done in dark orange or light sand tones, and the decoration of the lower floors, bay windows and half-bay windows is in gray and white colors.

The undeniable advantages of high-rise buildings of the P-44T series are: high level sound insulation of external panels, presence of individual regulators for heating devices, modern fire protection systems, devices for warning about fires, floods, responding to the opening of technical floor doors, basements, electrical panels, elevator shafts). Due to the fact that concrete panels have the maximum smooth surfaces in comparison with panels in other high-rise buildings, costs for interior decoration apartments

However, some reviews indicate that in new houses, during shrinkage, cracks form at the joints of panels and sometimes depressurization of the “seams” occurs. Therefore, when buying an apartment, you need to pay attention to the quality of the installation of panels.

Features of apartment layouts

As in most modern new buildings, rooms in P-44T houses are isolated. In addition, in some houses built under this project, apartments are located on the attic floor, which is attractive to many potential real estate buyers.

The pitch of the transverse walls has been increased to 4.2 m, and the thickness of the internal walls is 14 cm and 18 cm, providing good sound insulation between rooms. Apartments have separate bathrooms (with the exception of combined bathrooms in one-room apartments). Apartments with ready-made municipal finishing are available for purchase.

The disadvantage of the P-44T, like others panel houses, there remains the presence of a large number of load-bearing walls inside the apartments, which does not allow redevelopment at the request of the homeowners. It is strictly forbidden to cut window sill blocks or make openings in load-bearing walls in houses of this series.

P-44T layout with dimensions

Apartment layouts in P44T with redevelopment options

Layouts of two-room apartments of the P 44t series

Two-piece vest

Usually has an area of about 60-64 sq.m. The kitchen has a large bay window, and each of the rooms has a spacious balcony. In fact, this is the same three-ruble note only with a “bitten off” eleven-meter room and a section of the corridor adjacent to it.

Linear kopeck piece P-44T

The area of one-sided two-room apartments fluctuates around 52 sq.m. (51-53 sq.m.). They have small corridors and balconies.

One-room apartment P-44 T

The area of one-room apartments in P-44T is about 36-38 sq.m. In them small balcony and a shared bathroom.

Three-room apartments P-44T

In terms of areas and configurations of three-room apartments in the P-44T series, the greatest variation is observed (approximately from 73 to 86 meters). There are also a lot of planning solutions. Kitchens in three-ruble corner sections do not have bay windows, and their area usually does not exceed 10 meters. At the same time, 3-room apartments in row and end sections P-44T boast kitchens with a bay window and a total area of 12 to 14 sq.m.

Three-room apartment with a bay window in the room (end apartment p44t)

These dimensions were taken by me personally in my apartment at the stage of finishing the installation of the house. Regarding the size, it is worth noting that the higher the floor, the larger the area of the apartment, as the walls on the upper floors are darker. In my case, the area of the apartment is 0.5 square meters larger than the area specified in the preliminary purchase and sale agreement for the apartment, and this is more pleasant than getting a minus in the area of the apartment located on one of the lower floors.

Now let's move directly to the layout of the apartment and compare it with another proposal from three room apartment in the house of series 111-M from the GVSU company. The dimensions of a three-room apartment are presented in the following figure:

Comparison of 3-room apartments of the P-44T and 111-M series

The area of these apartments is almost the same - who likes which one more. This is a matter of taste and needs, but I liked the layout of the P-44T better. Why?

1. Location of the bathroom.

In P44-T the bathroom is located in the corridor near the hallway, and in 111 between two rooms. In the second option, in the rooms near the bathroom you will always hear the noise of water, doors opening and closing, which will disturb the silence in these rooms.

2. Kitchen.

In P44-t and 111-M the kitchens have similar areas, but in the first version the kitchen has a bay window. Thanks to the bay window, there will always be light in the kitchen, and the kitchen will have a more beautiful appearance.

3. Corridor.

In P-44t the corridor is wider and shorter, which will allow installation in it nice closet for out-of-season clothing and other things, and in 111 the corridor is narrow and long, which does not allow its space to be used to advantage.

4 rooms

What I liked about P-44T is that the rooms are wider, which allows for more efficient use of their space, while in 111-M the rooms are quite narrow, which does not allow furniture to be placed on both sides of the rooms. Also in P-44T all rooms different sizes, thanks to this you will have more “maneuvers” in choosing the purposes of each of the three rooms.

5. Balconies

The P-44T has two fairly spacious balconies, while the 111 has only one. It is worth noting that the cost square meter cold rooms, as a rule, are half lower than residential ones, which means that you pay half as much for balconies and at the same time get more square meters.

6. Ventilatorion boxes

The location of the ventilation ducts in both options is quite good, but note because in P-44t the box is located in the corridor and if the house is higher than 17 floors, then the plus turns into a minus, since a second box appears next to the first and the corridor opposite the bathroom becomes narrow^

If you have any questions, ask them in the comments - I will definitely answer them!

The family becomes united when its members jointly discuss and implement the design of rooms in the process of the upcoming apartment renovation.

Treshka was chosen as an example for developing solutions, because the methods, methods and ideas of its design are applicable for both one-room and two-room housing layouts of this series of houses.

Design features of a three-room apartment P-44T

The P-44T series treshka is the best-laid housing for a family. It has three rooms, two of which are isolated, it is equipped with two balconies, one of which is a loggia, and there is a spacious kitchen.

But residents say that there are two main disadvantages of apartments in this series of P-44T houses, and experts agree with them:

  1. That the housing has a large, dark and therefore little usable corridor.
  2. What in panel houses walls and partitions are load-bearing, which is why it is impossible to dismantle and move the wall to optimize the space or dismantle part of the wall to make a doorway.

Therefore, in order to obtain permission to reconstruct a living space, you need to apply maximum patience to get approval, but you may receive a refusal.

In addition, residents note a lack of natural light in the rooms, although they are spacious and equipped with windows. Therefore, when decorating the interior, lighting should be well organized.

Updating the three-ruble note can be carried out taking into account the elimination of the above shortcomings, as well as construction restrictions. In addition, the reconstruction of the living space should take into account the number of family members, taking into account their personal opinions and preferences. The design procedure can be carried out either in the same way for all rooms design solution, or in a different solution for each living space. Or even a separate one functional area indoors. In this case, it is necessary to maintain the harmony of the overall style.

Decoration of the hallway, living room, bedroom, kitchen, bathroom

The advantage of the P44T three-room apartment is that its rooms are isolated, which makes it possible to design them differently. A large kitchen, as well as loggias, provide the opportunity to implement ideas and radical decisions.

Cardinal, comprehensive solution is to use little-used areas of the hallway and corridors by installing sliding wardrobes with mirrored doors, which makes it possible to visually increase the area of the hallway and corridor.

Now designers are far from the classics they previously used in the design of living spaces in the form of stucco molding, columns, and massive furniture. Experts refuse items that make housing uncomfortable, difficult to perceive, and reminiscent of museum premises. Now preference is given to projects of modern types of design, as well as new types of finishing of residential premises.

Decorating the living room

The guest room is being decorated light colors. The place where the general gathering of family members takes place and guests are received, decorated bright colors. In the living room there are several different zones for relaxation, according to the tastes and preferences of residents. In addition to the sofa, there are several armchairs, a table for a computer or press, and a TV.

Sometimes it is combined with a loggia and equipped with a bar counter, making it look like a cafe.

The living room looks original, it is made in the Scandinavian style, which involves the use natural materials mainly white. But the American type assumes the presence of a fireplace and a sofa opposite it. For fans of the exotic, there are options for Oriental, Latin American or African style. Having made the living room the center of the interior, you can also decorate the hallway, as well as the corridors and the kitchen.

If you take a chance and remodel, the optimal solution is to combine the living room with the kitchen using a doorway or arch from the hall to the kitchen, which will allow the whole family to gather in one large guest room.

Bedrooms

The determining factor in updating bedrooms is the presence and gender of children. If, for example, a family has two descendants of the same sex, then the design of the children's bedroom is the same; if they are of different sexes, then the parents will have to give them both bedrooms and move to the living room.

Children's bedrooms are designed depending on the age and gender of the children, as well as their character and temperament. For children, the type of update is chosen by parents in accordance with their own preferences.

Teenagers are picky, they make claims and put forward their own demands for their own premises. Therefore, when discussing the design of bedrooms for teenagers, their opinion should be taken into account. Most likely, they insist on updating their bedrooms in the form of minimalism, pop art or soft art.

For girls, attractive night rest rooms are decorated in French and shabby style.

Children's bedrooms should have multifunctional and safe furniture with boxes and drawers for storing toys.

If there is one children's room and one adult bedroom, the constant rule for the design of these sleeping quarters is that their type should differ from the general design of the entire apartment.

The current trend among specialists is the design of bedrooms in the Arabic style, where the finishing material is textiles, which in itself makes this room unusual. And if this material is natural, and the bedroom is furnished with furniture made from natural wood, then the eco type is the very project that is needed for residents of megacities.

Kitchen in three rubles P-44T

As for the kitchen of this series of houses, it is combined with a loggia or a glazed ledge made of outer wall, which is called a bay window. It makes it possible to implement ideas for using it either as a relaxation area or by placing a washing area there. To do this, it is not necessary to dismantle the heating battery, but place it in a lattice box. Otherwise, you will have to install additional heating devices, equipping the kitchen with a heated floor or a convector.

Regarding the transfer of the sink to the bay window, you will have to go through the approval procedure, since such a modernization will require changes engineering communications and to ensure the slope of the drainage system, the floor will have to be raised.

In this case, you should use furniture that follows the contours of the bay window. True, if you equip it with a solid tabletop, then with its smooth outer edge it will smooth out the bay window inside the kitchen.

Regarding the visual design of the kitchen, styles are often combined around one color scheme interior Therefore, you can combine both classic and modern type high tech, both French and Provençal, as well as Dutch and Scandinavian types.

Bathroom design

In the P-44T series of houses, two- and three-room housing is equipped with separate bathrooms, so when designing a bathroom, experts recommend combining the bathroom and toilet units with a transparent partition and installing a shower stall in one corner, and a corner countertop with a sink and a storage cabinet in the other hygiene products.

At the same time, a shower cabin with a tray will be preferable than without it, since this eliminates the need to install a drainage system into the floor of the bathroom, which will require going through an approval procedure.

For those who are not afraid of the long redevelopment procedure, the finished interior design project for apartment P-44T, regarding the bathroom, recommends installing a cubicle in the place where the toilet is located in order to gain space in the opposite corner of the bathroom.

Housing in houses of the P-44T series is considered among professionals to be very suitable for implementing the most daring decisions, both independently by residents and those proposed by specialists finished projects renovation of a 3-room apartment P-44T.

As a result of updating the apartment, not only does the housing itself become comfortable, but also trusting, comfortable relationships between family members are established. In other words, joint creative work strengthens the family.

One of the most popular series built in Moscow. It got its name due to the panel structure, while the shape of the house usually takes the form of the letter “P” or “G”. Houses of this series have been put into operation since the late 70s. to 2000 It already exists in various modified versions, such as I-1731 (several houses built in the late 90s, which differ decorative panels lower floors and soft cladding of the upper ones); P-44T (from 1997 to the present, improved external finishing buildings has been added attic floor); P-44K (from 2006 to present, have compact shape, and therefore the floor plans contain only one- and two-room apartments); P-44M (from 1997 to 2000, four-room apartments and attics appeared in the layouts, bay windows and additional bathrooms were added), P-44T25 (from 2005 to the present, the features of this series are panoramic windows in apartments with winter garden And spacious kitchens up to 16m2); DomNad (from 2015 to the present, flat facades, the absence of bay windows and “hidden” behind facade panels loggias); DomRik (from 2015 to the present, updated heat meters have been installed in the heating system, metal-polymer pipes have been used in the water supply and heating systems).

Residential sections in house series P-44 They have two types - corner and ordinary. If the series is ordinary, then there are four apartments per floor: two two-room apartments with an area of 50.2 sq.m. and 57.8 sq.m., one one-room with a total area of 37.8 sq.m. and one three-room with a total area of 73.8 meters. There are only two- and three-room apartments in the corner section. The internal walls are load-bearing with a pitch of 3.0 and 3.6 m, concrete panels 18 cm thick. External Wall panels- hinged, reinforced concrete three-layer panels 22 and 28 cm thick, lined with large-sized glazed ceramic tiles. Floor panels rest on interior walls. Monolithic was used for the foundation reinforced concrete slab on a natural basis.

In one-room apartments, the wall between the kitchen becomes a load-bearing wall; floor slabs lie on it, and if there is no wall, the slabs will fall. The maximum that can be done is an opening in the wall between the kitchen and the room, a width of general cases. However, the layout itself is quite comfortable: the rooms are isolated, the hallways are large, the kitchens are at least 8 sq.m. IN series of residential buildings P-44 The disadvantages include a small living room in a three-ruble ruble apartment - only 11 sq.m.; The standard ceiling height for that time was 2.64 meters. Also, many residents complain about the dampness of the latest models and the fact that in some houses the balcony floors are made crooked.

The houses provide such amenities as 2 elevators: with a lifting capacity of 320 and 500 kg with an overhead machine room; as well as garbage chutes with a loading valve on each floor. The number of floors varies from 8 to 17, and therefore the number of entrances is from 2 or more. As fire safety measures to prevent smoke from filling evacuation routes in the house, smoke removal and air pressurization systems are provided, which are turned on automatically by signals from apartment heat detectors and from buttons installed in the niches of fire hydrants on each floor. As backup fire escape routes for residents on floors 2-16, there are transitions along balconies to adjacent sections, and in the loggias of apartments at the ends of the building there are hatches and stepladders at the level of floors 2-16.

Due to the fact that the houses of this series can last for a very long time, you should not hope for demolition in the near future.
