The technological differences of the P44T 25 consist of an increased number of floors with an increased number of elevators to three with a load capacity of two of them of 630 kg and one of 400 kg. The kitchen area has been increased to 9 square meters. m in one-room apartments; up to 15.9 sq. m in two-room linear ones; up to 13.8 sq. m - in three-room and large apartments. The total areas of 1-/2-/3-room apartments are 37.4-38.8/51.7-63.4/77-84.6 sq. m. m respectively.

Bay windows in houses P44T

P44T - layouts with the dimensions indicated above increasingly include the use of bay windows, making apartments not only aesthetically more attractive, but also increasing the area of ​​the room. Part of the window space is taken out to external facade in the form of a trapezoidal or other shaped protrusion, thus increasing the volume of the room. This method is most often used in kitchens. Thanks to bay windows, the room receives additional illumination, increased space, and the facade of the house looks more attractive. The protrusions may be various shapes: rectangular, triangular, polygonal or round. It is possible to use and design the bay window as a separate zone, then it is separated from the main room by a bar counter or a visual partition, for example, a screen. A truncated version - a half-bay window - is also deservedly popular.

Design solutions for kitchens or rooms with a bay window can be much more interesting than usual.

P44T - a layout with dimensions that are perfect for a comfortable life, today it is the most common in multi-storey buildings residential buildings. Architects and designers who worked on solving the problems of maximizing the convenience of apartments not only implemented them in the project, but also made the layout interesting and original.

These dimensions were taken by me personally in my apartment at the stage of finishing the installation of the house. Regarding the size, it is worth noting that the higher the floor, the larger the area of ​​the apartment, as the walls on the upper floors are darker. In my case, the area of ​​the apartment is 0.5 square meters larger than the area specified in the preliminary purchase and sale agreement for the apartment, and this is more pleasant than getting a minus in the area of ​​the apartment located on one of the lower floors.

The area of ​​these apartments is almost the same - who likes which one more. This is a matter of taste and needs, but I liked the layout of the P-44T better. Why?

1. Location of the bathroom.

In P44-T the bathroom is located in the corridor near the hallway, and in 111 between two rooms. In the second option, in the rooms near the bathroom you will always hear the noise of water, doors opening and closing, which will disturb the silence in these rooms.

2. Kitchen.

In P44-t and 111-M the kitchens have similar areas, but in the first version the kitchen has a bay window. Thanks to the bay window, there will always be light in the kitchen, and the kitchen will have a more beautiful appearance.

3. Corridor.

In P-44t the corridor is wider and shorter, which will allow installation in it nice closet for out-of-season clothing and other things, and in 111 the corridor is narrow and long, which does not allow its space to be used to advantage.

4 rooms

What I liked about P-44T is that the rooms are wider, which allows for more efficient use of their space, while in 111-M the rooms are quite narrow, which does not allow furniture to be placed on both sides of the rooms. Also in P-44T all rooms different sizes, thanks to this you will have more “maneuvers” in choosing the purposes of each of the three rooms.

5. Balconies

The P-44T has two fairly spacious balconies, while the 111 has only one. It is worth noting that the cost square meter cold rooms, as a rule, are half lower than residential ones, which means that you pay half as much for balconies and at the same time get more square meters.

6. Ventilatorion boxes

The location of the ventilation ducts in both options is quite good, but note because in P-44t the box is located in the corridor and if the house is higher than 17 floors, then the plus turns into a minus, since a second box appears next to the first and the corridor opposite the bathroom becomes narrow^

Since 2007, they began to build houses with niches in load-bearing walls in apartments above the sixth floor, in those places that turned out to be the most popular for redevelopment. These niches can be converted into a doorway without additional reinforcement with metal structures. In houses before 2007, it is still possible to approve such an opening. State Unitary Enterprise MNIITEP, the author of this series of residential buildings, prohibits making openings in load-bearing walls in unauthorized places and cutting off window sill blocks in houses built after 2007.

Today we will look at options for redevelopment of a two-room apartment with an area of ​​60.3 m². We took them from the portals Ideas for Your Home, Zhilekspertiza and MVK Service to analyze successful and not so successful solutions.

Initial layout

The layout includes two isolated rooms, a kitchen, a spacious corridor and a separate bathroom. The kitchen has a bay window, the rooms have a balcony and a loggia. One of the variations of the original layouts also has a bay window in the bedroom.

Option 1

What has changed:

  • Consolidation and expansion of the bathroom. The increased space will allow you to place a cabinet and washing machine. Make an informed decision: "".
  • A partition was added in the bedroom, which allows for a better placement of the entrance to the room and a niche for a small dressing room or wardrobe with access from the room.

Coordination: load-bearing partitions are not affected, the wet area has not been moved - coordination will not be a problem.

A modification of the same solution, only without erecting walls in the bedroom. Demonstrates the possible arrangement of furniture during such redevelopment.

Option 2

What has changed:

  • Unification of the bathroom. Without expansion, as in the previous version, but it became more spacious.
  • The partition between the corridor and the kitchen was dismantled and moved, creating an additional niche in the kitchen: a definite plus for a small kitchen.
  • A piece of the corridor was fenced off to create a storage room: comfortable spot for storage.
  • We created a doorway between the kitchen and living room. This is a necessary measure to create a pantry, but now the living room has become a passageway: guests or relatives will not be comfortable in it, and this room cannot be converted into a nursery or bedroom either.
  • A sliding partition appeared in the bedroom, allowing it to be divided into two zones. For example, a bedroom and a nursery or a bedroom and an office.

Coordination: the dismantling of non-load-bearing partitions and the installation of new ones is not difficult to coordinate. Organization of the doorway in load-bearing wall may cause coordination difficulties in apartments where niches are not provided in this place, but it is still possible to agree on the change.

This solution is very similar, only instead of increasing the kitchen space, an increase in the bathroom is chosen, and the pantry is smaller:

Option 3

What has changed:

  • The bathroom was combined and expanded through the corridor. We are not sure that such a large bathroom will be functional: we like the previous option with a storage room better.
  • Creating a doorway between the kitchen and living room, as in the previous version.
  • Two partitions were erected in the bedroom to make an easier entrance and create a niche for a closet or bed. This is a logical solution that does not require special costs.

Coordination: the bathroom occupies part of the corridor, which means moving the wet area: it needs to be waterproofed, then approval of the redevelopment is possible. The doorway is similar to the previous version. The construction of partitions in the bedroom does not cause problems.

Option 4

What has changed:

  • Dismantling partitions between the bathroom and toilet to expand the bathroom. The toilet is organized by erecting a partition in the corridor. A good option, if you need a spacious bathroom, but at the same time a separate toilet is more suitable for you.
  • Construction sliding partition in the bedroom similar to option 2.
  • Doorway between the kitchen and living room, similar to options 2 and 3.

Coordination: again the wet area moves into the corridor, and in this case there is also a need to extend plumbing communications. This is difficult both for implementation and for coordination, but it is possible to solve it.

Option 5

What has changed:

Here the partition between the corridor and the kitchen is additionally demolished and the possible arrangement of furniture is shown:

Coordination: only dismantling of non-load-bearing partitions. If the waterproofing of the bathroom is observed, approval will be easy.

Option 6

What has changed:

  • Expansion of the bathroom due to the corridor.
  • Creating a spare toilet with an entrance from the kitchen. In our opinion, this is not a very practical solution.

Coordination: it is necessary to agree on the transfer of the wet area to the corridor and waterproofing, the layout is compatible.

Option 7

This apartment is from the basic modification, houses of the P-44 series. P-44 and P-44t have a similar layout of two-room apartments, only the square footage is reduced and there is no bay window in the kitchen and no balcony. We are considering it because of the interesting redevelopment, which can partially be implemented in P-44t houses.

What has changed:

  • Moving the kitchen to the hallway - interesting solution. The dining area in this case is organized in place of the living room, which is located in the room that in previous versions was allocated as a bedroom.
  • Moving the bedroom is possible here because instead of the kitchen there is a large bathroom with a sitting area and a window: a paradise for lovers water procedures. It turns out to be a personal bathroom adjacent to the bedroom and a passage only from it, cut into the wall.
  • There is a guest bathroom in the hallway.
  • The doors to the bedroom and living room are shifted so as not to make the space near the kitchen very cramped.

Coordination: there are many difficult decisions here, such as moving the kitchen into the hallway and the bathroom into the kitchen. For the P-44t series it will be difficult to coordinate the transfer large quantity doorways. It is not possible to agree on such redevelopment in all cases.
